Staff was friendly. Rooms were clean and nice. The location was very close to San Marco square and near a gondolier point. You could watch the gondoliers from the window while they were passing by and serenading. We also got a free watertaxi ride to Murano to a glass factory.
We had to change our room after 2 nights due to some bathroom problems that needed to be fixed, but the room we got was similar in quality. There were only 5 tables for breakfast and sometimes you had to wait your turn for a few minutes.
The hotel is very well situated. It was clean and comfortable. The breakfast offered was good and the staff friendly.
Most other hotels in Italy offer free internet, but here we had to pay 3 euros per hour, which I felt was pretty steep. There is no lift and no rooms on the ground floor so you need to carry your bags upstairs.

No lift to 3rd floor. We had a quadruple room which was actually rooms 24 and 25 combined. Room 25 is terribly small, it appears damp and has no warmth to it at all, with a tiny bathroom (shower was hard to move in.)
I would recommend the hotel for solo travelers and couples who are searching for wonderful location, clean hotel, hospitable staff and best value for money. Just few words about previous negative comments: (a) small size of rooms - this is not the topic for discussion, the building is really old and rooms have original size - so one can really enjoy the stay in historical building (just think about it!);sure, if the main purpose of your visit to stay in the hotel bed in front of TV than waive my comment:) (b) breakfast - standard European and is absolutely fresh and sufficient not to feel hungry.
The staff were very friendly and the room was beautifully decorated with wonderful canal views. Located in a very central part of the city it was ideal for exploring by foot or boat.

No elevator therefore 3 floors of stair climbing. this is not mentioned in the booking site.
I loved the location, near the gondola station, near St. Marks square and near water taxi. Staff was helpful with some activities and any queries was quickly sorted. Breakfast was always good.
As with any Venice Hotel everything is small and tight, the shower specifically !!
Waited 20 minutes to get a table for breakfast as the room is very small. Also bedroom extremely small and smelly.

The view on the canal, the quiet and peaceful area.
Difficulties to find directions, and we could not speak to anyone in english on the phone so it was a bit of a challenge. But really, this is not a complaint, just something that could be made clearer!
Location is great. The gentleman from Moldova was very friendly and helpful.
A couple of the people on the front desk were not vey friendly.We had a "superior room with canal view" but actually the view was not as you are lead to believe from the pictures an the web page. Unless you hang out the window, you only see a wall in front of you.
They prepared the breakfast earlier according to my early departure.

The size of the room suitable as a single but no way was it a double! The breakfast lacked imagination and choice on offer.
1. The room was very cramped. We have stayed at several hotels in the same price range and location in Venice over the past 5 or so years and this was the poorest by far. A double bed in a room fit only for a single so that there was a narrow space on one side of the bed only. 2. Lighting was by two bedside lights (?20w tungsten bulbs covered by 'parchment' shades) and one wall light tucked away in a lobby (?40w). There were no ceiling fittings. If you wanted to read anything it was impossible without a torch or waiting for daylight.
Comfortable, nice, clear and intimate room very close to Square San Marco. Nice view to the gondoliers's station.
